Typically, Southern Utah real estate refers to the areas including and surrounding Cedar City, St. George and the Dixie region of Utah around Zion National Park. Thanks to its hot climate, numerous recreational facilities and pretty landscape, the area has quickly become one of the country's hottest retirement regions. Southern Utah Real Estate and Housing Prices

Housing in Cedar City is valued at a median price of about $220,000. Unfortunately, thanks to the recent downturn in the national housing market, the value of homes in Cedar City is currently depreciating, but is expected to stabilize by the end of 2008.

Nearby St. George is slightly higher at approximately $290,000 but this may be thanks to its growing retiree community, nearby golf facilities and quickly-growing housing market. In the late 90s, St. George was the fastest growing community in the United States. Though it has since been surpassed by areas like Las Vegas and Phoenix, the region continues to grow.

Southern Utah Demographics

With a young population of about 21,000 people, Cedar City is home to many new families. The median income is about $36,000 and unemployment is currently hovering around 4.1%, however the job market is increasing at a 5% growth rate. Unfortunately, the Cedar City school system is not equipped to deal with the growing population and the student to teacher ratio is a paltry 23 to 1.

While Cedar City is young, St. George is home to a large number of retirees and sun seekers. The population is 68,000, but the surrounding metropolis is estimated to be 160,000 people strong. St. George is home to SkyWest Airlines along with some of the best golf courses in the state.
